A Coral Gables-based developer has proposed Dr. Marvin Dunn Manor, an affordable multi-family housing community in Miami-Dade County. Proposed by Stone Soup Development, the venture would measure seven stories above grade and feature 101 residences: 25 studio apartments and 76 one-bedroom homes.
Residency would be reserved for tenants earning 30 to 80 percent of the area median income (AMI). This means, for a four-person household to qualify for residency, it would have to earn between $37,150 to $99,100 annually. Miami-Dade County’s median income was $87,200 as of 2024. In addition to the 101 homes, there will be 41 parking spots, made possible with a parking reduction.

As noted, Stone Soup Development is the developer. The firm anticipates spending $76.1 million on the project and intends to secure financing through various avenues, including Miami-Dade County and by using prefabricated structural components.
Miami-based Anillo Toledo Lopez Architecture designed the development. The firm also designed NoMi Square, a mixed-use project in North Miami. The seven-story, 342-unit development broke ground this June.
If brought to fruition, Dr. Marvin Dunn Manor would occupy the 1.87-acre site at 7000 N.W. 27th Ave., Miami, Florida, 33147, in Miami-Dade County. The community is named for the late Dr. Marvin Dunn, an influential Black History author, historian, and psychologist.
