Calta Health District, an affiliate of Calta Group, has proposed a high-rise mixed-use tower in Miami-Dade County.
Anatomia is set to comprise more than 610,000 square feet of new construction, rising 30 stories above grade. The development would feature 499 residences, 210 of which would be designated as workforce housing.
Calta has filed the project under the Live Local Act, which grants various incentives if a development sets aside at least 40 percent of its units as affordable housing. Eligible tenants at Anatomia could earn no more than 120 percent of the area median income (AMI) to qualify for residency. According to Miami-Dade County records, the AMI is currently $87,200 a year.

Homes would span studio to three-bedroom layouts and measure 419 to 1,111 square feet. The workforce housing units in particular would span studio and one-bedroom layouts.
Amenities at Anatomia would be located on floors nine and 10, and they would include a swimming pool and more than 17,000 square feet of shared communal space. In addition to the residential element, Anatomia would have just over 6,500 square feet of retail, which could potentially serve as a food hall.
Calta purchased the 1.06-acre site through two separate transactions in 2023 and 2024, spending about $17 million. To make Anatomia possible, it would demolish the buildings presently on the site. Corwil Architects is the architect.
