328-Unit ‘The Edgewater’ Undergoes Construction at 2040 Lee Road, Orlando, Florida

Construction has started on The Edgewater, a Class A attainable housing development in Orlando. The multi-family venture will feature 328 units, ranging from one-bedroom to three-bedroom layout plans. Residences would come outfitted with “top-of-the-line amenities,” along with granite countertops and other upscale finishings. Of the 328 homes, 56 will directly face Lake Fairview.

At the time of publication, our sources did not share details regarding communal amenities. Yet, the community itself is ideally situated near many local highlights, including Winter Park Village and The Packing District.

Wood Partners is the developer. The Atlanta-based homebuilder acquired The Edgewater’s build site in August 2024 after it was annexed by the City of Orlando. Prior to groundbreaking, the site hosted the Sandy Shores Mobile Home Park and Lake Breeze RV Park.

Wood Partners has been bullish on new development this year. In April 2025, Florida YIMBY reported on Altera Palmetto, a four-story, 246-unit community undergoing construction and planned for a spring 2026 completion. On a grander scale, Wood Partners intends to deliver about 810 affordable housing units across the American South, including in Georgia and Tennessee.

The Edgewater is currently unfolding at 2040 Lee Road, Orlando, Florida, 32810, in Orange County.
