Aventura to Review 14-Acre Uptown Aventura Mixed-Use Proposal by Royal Palm Companies

Royal Palm Companies, under the leadership of developer Daniel Kodsi, has submitted plans for Uptown Aventura, a large-scale mixed-use district. The project covers an area of 13.93 acres, bordered by Northeast 214th Street to the south, the county line to the north, Biscayne Boulevard to the east, and East Dixie Highway to the west. The City Commission has officially designated the site as “Uptown Aventura.”

The property was recently secured with a $31 million land loan through MG3 Group, a move that signals the project is beginning to take tangible steps forward after years of planning.

The design features two high-rise towers that serve as bookends for the site. To the east, a 30-story tower faces Biscayne Boulevard, while to the west, a 20-story tower rises near the railroad. In between these two towers, the plan incorporates a central activity hub filled with dining options, shops, fountains, and water features. Additionally, there will be ample green spaces designed for both residents and the public.

The development will feature 975 residential units across multiple buildings, with layouts spanning studios to three-bedrooms, including branded residences. Five-story apartment buildings are planned along NE 214th Street to the south, with ground-floor retail and restaurant space. An eight-story mid-rise will rise along the northern edge of the property, also incorporating ground-floor retail and structured parking. Altogether, the composition blends low-rise, mid-rise, and high-rise forms into a cohesive district.

Hospitality plays a major role, with 528 hotel rooms distributed across two towers, though branding has not been disclosed. Retail is planned at 107,656 square feet, integrated within a pedestrian-oriented layout featuring wide sidewalks and landscaped corridors. Parking garages have been deliberately incorporated into the fabric of the project rather than serving as focal points, with 2,490 spaces in total, including 2,430 in garages and 60 at grade.

Floridian Development states the tallest tower is expected to exceed 300 feet, making Uptown Aventura one of the most prominent additions to the city’s skyline.

The proposal is scheduled to go before the Local Planning Agency and City Commission today, September 2, where officials will review amendments to the Comprehensive Plan’s Future Land Use Map, rezoning to the TC4 district, and other approvals. A final vote from the City Commission is slated for October 8, 2025.

  1. Arquitectonica gives Aventura this Manhattan-like beauty, but most everywhere else it copies and pastes the same glass boxes? Alas, it would be a wonderful gateway to Dade County!
