13-Story ‘Opus at 701’ Proposed for 632 and 701 Bayshore Drive, Fort Lauderdale, Florida

New York-based CNB Contracting has plans for a high-rise residential building along Fort Lauderdale’s Intracoastal.

Opus at 701 would measure 13 stories above grade and comprise 54 luxury units. Homes would feature multiple layouts, with the smallest residences featuring two bedrooms and the largest being penthouses. Floridian Development reports that the most common floorplan spans three bedrooms.

Communal amenities at Opus at 701 would include a fitness center, two swimming pools, and a spa, among other offerings. Additionally, the community would host 114 parking spots in a three-story podium.

Adache Group Architects designed the tower. Plans show that the building will measure 155 feet at its highest point – about the same as the highest buildings in the immediate area. It will replace two buildings already on the build site: a multi-family housing development and a hotel. CNB Contracting assembled the site for a combined $19.5 million in 2023 and 2025.

For the project to come to fruition, the developer must secure various approvals from the Fort Lauderdale City Commission and the Development Review Committee. The governing bodies have recommended changes to the parking podium, the residences’ balconies, and other structural features.
