Developer Proposes Three-Tower Mixed-Used Project at 3140 Lake Shore Dr, West Palm Beach, FL

KMG Holdings, LLC has plans for a massive mixed-use development in Riviera Beach. The project has been in the works since 2018, initially imagined as a single tower. Now, after much consideration, it has evolved into something much bigger.

The Waterway would feature three towers. The two 21-story towers would measure 260 feet at their highest points, comprising 239 and 233 homes. The largest tower, measuring 25 stories and 300 feet at its highest point, would host 313 homes.

Homes would span one-bedroom to three-bedroom floorplans, and residents would have access to a suite of on-site amenities, including multiple infinity pools, a fitness center, movie theater, and clubhouse. As noted, KMG Holdings, LLC is the developer. The firm acquired the site’s 4.51 acres in two separate transactions in 2018 and 2020. REG Architecture designed the three-tower development.

Of the total 785 residences, 30 would be designated as workforce housing, intended for low- and middle-income households. Palm Beach County defines workforce housing as housing for tenants earning 60 to 110 percent of the area median income (AMI). In addition to the Waterway’s residential aspect, the project would also feature 2,925 square feet of restaurant space and 9,771 square feet of retail and office space.

If brought to fruition, the Waterway would occupy 3200 Broadway Boulevard and 3140 Lake Shore Dr, West Palm Beach, FL, 33404, in Palm Beach County.

  1. No affordable housing, who can afford these places. On another note, it’s nice to see Rivera Beach finally getting investments
