Exterior work is nearing completion on the second phase of Society Las Olas, a 42-story residential tower at 140 Southwest 2nd Street in Downtown Fort Lauderdale. Designed by FSMY Architects + Planners and developed by Property Markets Group (PMG) in partnership with Toronto-based Greybrook Realty Partners, the 450-foot-tall project represents a major milestone for what will become the city’s largest multi-residential development. John Moriarty & Associates serves as the general contractor, with full completion expected in early 2026.
Recent aerial photographs show progress on the tower’s exterior, with white and gray painted stucco finishes now visible across much of the elevations and window systems largely in place. Installation of glass balcony railings appears nearly complete. Based on the photos, it appears these scopes are on track to wrap up in the coming months.

The tower adds 563 rental apartments to the expanding Society Las Olas community along the New River. It joins the 34-story first phase, completed in 2020 and later sold in 2021 to Adam Neumann, co-founder of WeWork, who rebranded the property as Flow Fort Lauderdale under his residential brand, Flow. Together, the two towers form one of the most prominent multifamily developments in the city’s urban core.

The tower will yield 563 rental apartments, including a mix of traditional layouts and co-living “Rent-by-Bedroom” options—offering some of the most accessible entry rents for a building of this scale in the region. The structure will also feature 1,625 square feet of ground-floor retail space and a comprehensive amenity package designed to support a modern, community-driven lifestyle. Planned features include a coworking hub with private meeting rooms, a sprawling outdoor pool deck with a yoga lawn, and a large-scale fitness center. Society Las Olas will also offer residents regularly programmed events such as fitness classes, panel discussions, and networking gatherings to foster social connectivity.

The building connects seamlessly to the existing Society Las Olas podium, creating a unified base with shared parking, service areas, and amenity infrastructure between both towers. Together, the two-tower complex will bring more than 1,100 residential units to the Las Olas Riverwalk corridor, contributing to the district’s growing riverfront skyline and pedestrian activity.

PMG and Greybrook secured $226 million in construction financing in 2023 from Related Fund Management and Lubert-Adler to complete the development. With exterior work now approaching completion and interior buildouts likely well advanced, Society Las Olas Phase 2 remains on track for delivery in early 2026.
