A joint venture between Rosemurgy Properties, 13th Floor Homes, Schmier Property Group, and Giles Capital Group has finalized the $68 million acquisition of a 170-acre site in Coconut Creek, marking the next major step toward developing Mainstreet at Coconut Creek, a mixed-use community that will establish a new downtown core for the city.
Planned across 12 development blocks, Mainstreet is envisioned as a pedestrian- and cycle-friendly district integrating residential, retail, dining, and civic spaces surrounded by ample greenery. With a projected build-out value surpassing $1 billion, the project ranks among the largest master-planned developments in Broward County. The overall plan includes approximately 80,000 square feet of grocery-anchored retail, 792 apartment units, 414 townhomes, 148 villas, and 296 condominiums.

Construction on the first phase is anticipated to begin in late 2025, initiating a multi-year buildout that will introduce a diverse mix of housing, retail, and civic amenities. Four blocks will be dedicated to civic and cultural uses, anchored by a Village Green with gathering spaces, children’s play areas, a splash pad, dog park, performance area, and public art installations. Plans also include a parking garage, outdoor amenity block, and a reserved parcel for a future fire station or other civic use. Green space will be integrated throughout the development, highlighted by a 14-acre wetland preserve and over six miles of biking and exercise trails.

The land has deep historical roots in the region. Originally purchased in 1918 by Eva and Joe Johns, who cultivated beans on the property before permanently settling in 1921, the family farm remained active for nearly a century under their son, Earl Johns, until his passing in 2009. Mainstreet will honor this legacy through curated public spaces and design elements that reflect the site’s agricultural heritage.

Land use counsel Miskel Backman, LLP managed the entitlement and approval process for the project. Nelson Mullins represented the joint venture in the closing transaction and buyer’s financing, which was provided by CIBC Bank USA.

Where are the bike lanes??? The parking garage dominating the plan is awful. Do they need all of that parking for a park and a few stores? And, can’t it be better integrated into the site? So much for a ‘walking’ community. I appreciate a planned community, but this only looks like a park surrounded by housing and a few stores and a giant parking garage.
