Mazas Development hopes to move forward with Main Street Exchange, a dynamic mixed-use venture that would replace a long-vacant office building in Dunedin. Upon completion, it would offer dining options, recreational space, and entertainment venues.
Main Street Exchange will feature an 89-room hotel outfitted with a 10,000-square-foot rooftop bar and lounge. The complex itself would be centered around a 14,000-square-foot food hall that would also allow for live performances and art installations, along with a 5,000-square-foot social gaming center.

Other aspects of the project include a 280-seat theater, a 7,000-square-foot signature restaurant, and 137 on-site parking spots. Sources note that before construction can start, Mazas Development wants to finish the venture’s first phase, which is located to the north. The first phase calls for 20,000 square feet of retail and a 318-spot parking garage.
Main Street Exchange has many goals. From Mazas Development: “Blending design, culture, and community, Main Street Exchange will serve as a new focal point for connection and creativity in downtown Dunedin.” The firm purchased the site for Main Street Exchange for $7.5 million three years ago.
