Jebcore Companies, WMG Development, and Hilton have announced Waldorf Astoria Residences Sarasota, an 18-story residential tower with 86 residences planned for 1390 Main Street at the Five Points Roundabout in downtown Sarasota. The development will replace the existing Zenith Building, its attached parking structure, and an adjacent two-story commercial building at 40 South Pineapple Avenue. ODP Architecture & Design is listed as the architect, with interiors by Workshop/APD. The project will contain 86 private residences, with construction anticipated to begin in late 2026.
The property sits at the intersection of Main Street and Pineapple Avenue, steps from Sarasota Bay and the city’s largest marina. WMG Development acquired the site in 2023. Current plans call for a combination of residential and commercial uses, including over 50,000 square feet of interior and exterior amenities and 42,000 square feet of Class A commercial space.

Plans outline more than 20,000 square feet of indoor amenities, including Peacock Alley, a fitness and Pilates studio, a spa, a movie theater lounge, a golf simulator, and guest suites. Outdoor areas will span three quarters of an acre with a resort-style pool deck, cold plunge, hot tub, recreational lawn, landscaped gardens, and a grove.

Two access points are planned, one along Main Street and another via a dedicated porte cochere on Mira Mar Court. Valet services will be provided, along with a house car, private golf cart, and a day yacht for resident use.
