Aventura-based Gamla Cedron Group is proceeding with the redevelopment of the Centralis Residences Miami, an eight-story community completed in 2023.
The project calls for converting the 100 apartments into condos. The one-bedroom and two-bedroom residences will span about 620 to 1,060 square feet; the smaller condos are priced in the $300,000s, while the largest exceed $400,000. Owners would also pay at least $500 a month in dues.
The Real Deal reports that current tenants at the Centralis Residences Miami will have the option of purchasing their units, which feature private balconies and built-in washers/dryers. Communal amenities in the updated building will include a variety of indoor and outdoor offerings, including (but not limited to) a fitness center, sundeck, and grilling stations.
The redevelopment has been spurred by the demand for for-sale condos over rentals. A related project is Circ Residences. Completed in 2018, the property owner pivoted to market the 386 apartments as for-sale condos in 2024. It would not allow short-term rentals. Another venture, the 214-unit Envy apartments in Pompano Beach, will also shift its focus from apartments to condos.
