Deep and Trench Soil Mixing Completes at The Delmore in Surfside, Clearing Path for Vertical Construction

The Delmore, a 12-story boutique condominium designed by Zaha Hadid Architects with ODP Architects as architect of record, has completed deep and trench soil mixing at 8777 Collins Avenue in Surfside, clearing the way for the master building permit and vertical construction next year. DAMAC International is the developer, and Keller North America led the foundation engineering work.

Keller spent the past 10 months preparing the oceanfront site through deep and trench soil mixing, reinforcing the subsurface, and establishing a watertight perimeter to support one of the deepest basements planned along Miami’s coastline. The completion of this work advances the project toward excavation and piling.

“Completing DSM and TSM is a pivotal achievement,” said Carlos Seliman, Project Director at The Delmore.
“This phase was one of the most technically demanding components of our construction process, and its successful completion sets the stage for foundation and superstructure work to begin.”

Deep soil mixing strengthens sandy coastal soils by blending them with a structural binder to increase load-bearing capacity while minimizing vibration, noise, and groundwater movement. Trench soil mixing extends this method along the site perimeter to form continuous cutoff walls that provide lateral support for deep excavations. Together, the systems form a ground improvement solution suited to the project’s oceanfront location.

With this phase finalized, piling and basement excavation are expected to begin early next year, following the appointment of the general contractor and finalization of insurance. Submission of the master building permit is anticipated at the end of 2025. The tower is projected to rise above grade in late 2026, with completion targeted for 2029.

The project team also includes HBA/Hirsch Bedner Associates for interiors, CLAD Landscape Architecture and Design for landscape work, and Active Security Consulting for the security program. DAMAC International has invested more than 25 million dollars in on-site construction to date.

The Delmore will feature 37 full and half-floor residences averaging more than 7,000 square feet. Amenities span over 55,000 square feet and include a rooftop deck with ocean views, a 75-foot suspended acrylic pool connecting the building’s two wings, a 75-foot indoor lap pool, and a residents-only restaurant with a Michelin-curated menu. The site offers 200 feet of direct oceanfrontage with views of the Atlantic Ocean, Biscayne Bay, and the Miami skyline. Prices begin at 15 million dollars.
