In 2022, Procacci Development Corporation, led by South Florida developer Phillip Procacci, introduced a mixed-use proposal for a 2.4-acre site at 1040 Bayview Drive in Fort Lauderdale. The plan called for demolishing the existing 101,803-square-foot office building on the property and replacing it with a pair of towers rising 14 and 10 stories, featuring 180 multifamily units, 4,400 square feet of restaurant space, 1,350 square feet of retail, 5,750 square feet of offices, and a 505-space parking garage. BBX Capital Real Estate had been a partner in the site since entering a joint venture with an affiliate of Procacci Development Corporation in June 2014, before later selling its stake in June 2022. The long timeline indicates that redevelopment efforts for the property have been underway for more than a decade. The site sits just north of Sunrise Boulevard, not far from the Intracoastal Waterway and The Galleria at Fort Lauderdale.
A new filing with the Development Review Committee shows the proposal returning with a revised program. Now titled Residences at Bayview, the updated application indicates that redevelopment plans for the site have been revived with significant changes. Sunrise and Bayview Partners, LLC is again listed as the applicant, seeking Site Plan Level III approval to amend the previously approved mixed-use development.
According to the DRC schedule, the revised program includes 259 residential flex units, 12 affordable units, 67 bonus flexibility units, and 8,081 square feet of commercial space. The site remains within the Boulevard Business (B-1) zoning district with a Commercial land use designation.
The filing was submitted on October 23, 2025 and deemed complete on October 31, with Lochrie & Chakas Law, P.A. listed as the agent. Architectural drawings, elevations, and site plan sheets have not yet been released.

I thought this was in the master plan of the Galleria mega project based on the renderings. Glad it is being developed independently. Hopefully, they put up something pleasing there. It’s a prominent corner. 259 units is low density so there is lot’s of opportunity to build a good looking building on the site.
Considering the monstrosity proposed to redevelop the Galleria, I fear the bar is pretty low.
Ft. Lauderdale should always demand public green space on large projects. Pocket parks specifically We hold the cards. Make the deals. And a larger green space when the mall revamp across the street
