Joint venture partners Henley US, the Florida based arm of Henley Investments, and Naples based Gillette Development have announced The Halcyon Residences and Marina, a new luxury waterfront residential project planned for a nearly nine acre site in Naples. The partnership brings together Henley’s international real estate development platform and Gillette Development’s long standing focus on creating high quality living environments.
The development recently secured full entitlements, marking a key milestone ahead of its next phase of progress. An on site immersive gallery is scheduled to open in January 2026, with construction expected to begin in 2027 and completion anticipated for late 2029.
Located minutes from Fifth Avenue South and Naples’ white sand beaches, The Halcyon Residences and Marina will comprise 66 estate style homes priced from 2.995 million to 7 million. Residences will feature private marina slips, water views, and a broad collection of amenities and services. Floor plans range from 2,190 to 3,375 square feet under air and include layouts spanning two bedrooms plus study to four bedroom residences with four and a half baths. Each home provides windows on two to three sides, extensive private terraces with outdoor kitchens, and interiors designed with private elevator access, butler pantries, laundry rooms, custom cabinetry, and natural stone finishes.
At the core of the property is a 120 slip private marina with direct access to Naples’ Intracoastal waterways and the Gulf. Residents will have access to private slips, marina amenities, and concierge services that include premium boats and curated on water experiences.
The Halcyon will feature approximately 55,000 square feet of amenities, which the development team notes is among the largest private amenity programs in the local market. Planned features include a Skydeck with pickleball and padel courts, a golf and VR simulator, and a double height fitness and wellness center with an indoor climbing wall. Spa facilities, yoga and Pilates studios, a resort style infinity edge pool overlooking the marina, private cabanas, marina dens, and a double height Captain’s Club with an adjoining speakeasy are also planned. Three guest suites will be available for visiting friends and family.

Architecture is being led by Matthew Kragh, principal of Naples based MHK Architecture, known for his coastal modern approach that blends contemporary detailing with livable comfort. Interiors are being designed by Megan Sherwood, Founder and Principal of MSD, who is shaping the residences with a focus on natural light, coastal sophistication, and a seamless connection between indoor and outdoor living.
The Dawn McKenna Group, led by Christine Lutz, will introduce the project’s sales gallery in January 2026.
