New Renderings Revealed for The William at 2040 NE 163rd Street in North Miami Beach

New renderings have been revealed for The William, a 26-story residential tower at 2040 NE 163rd Street in North Miami Beach. Developed by Blue Road and Ilia Development Group, the project introduces 374 residences with architecture by Carlos Ott in collaboration with Behar Font & Partners, interiors by Urban Robot, and sales and marketing by Fortune Development Sales. The latest images showcase the building’s pickleball lounge, pool deck, and lobby, highlighting the tower’s refined yet approachable design and lifestyle-oriented vision.

Priced from the high $300,000s, The William offers studios to three-bedroom residences ranging from 552 to 1,412 square feet. Each home features floor-to-ceiling windows and private balconies with glass railings. Interiors include imported porcelain flooring, Italkraft cabinetry in a warm tobacco walnut finish, quartz countertops, Hansgrohe fixtures, and a suite of Bosch appliances. Bathrooms continue the contemporary palette with quartz surfaces and porcelain tile walls and flooring.

More than 40,000 square feet of amenities span several levels of the tower. The ninth floor centers on wellness and social connection, offering a resort-style pool and sun deck, outdoor dining stations, a summer kitchen, a fitness center and yoga studio, spa treatment rooms, co-working spaces, and a café lounge. The rooftop amenities expand this lifestyle experience with panoramic views of Biscayne Bay and the Atlantic Ocean, featuring a pickleball court, game lounge, hammock grove, sunset terrace, and the Coral Lounge for private gatherings.
