Multiple residential projects are advancing across Miami’s Edgewater district, continuing the neighborhood’s transformation into one of the city’s most active development corridors. New filings, brand announcements, and design releases illustrate a broad mix of architectural styles and scales, ranging from boutique waterfront buildings to large high-rise towers.
HQ Residences Miami is the first residential project from HQ Hotels and Residences by sbe, created by Sam Nazarian in partnership with entertainer Marc Anthony. The development, located at 422 NE 29 St, is planned by Black Salmon, The Boschetti Group, and Constellation Group, with Arquitectonica as the architect and interiors by DesignAgency and Craft. The plans call for a hospitality-driven residential building programmed with food and beverage concepts curated by sbe, including TOMA by Manolo Vergara, Jack’s NYC Coffee, and Marc’s. According to the development team, groundbreaking is expected in the third quarter of 2026.

ELLE Residences Miami is planned as the debut residential tower from the global fashion and lifestyle brand. Vertical Developments leads the 25-story project in partnership with Lagardere News through a licensing agreement. Located at 3618 NE 5th Avenue, the building will contain 180 fully finished units with interiors designed by The One Atelier to reflect ELLE’s Parisian aesthetic. Behar Font and Partners is listed as the architect. Floor plans range from approximately 450 to 845 square feet, with a selection of penthouses included. Delivery is planned for 2027 and Fortune Development Sales will represent the project.

Villa Miami is under construction at 710 Northeast 29th Street, being developed by Terra in collaboration with Major Food Group. The tower is rising along the Edgewater waterfront with 72 luxury residences in half-floor and full-floor layouts. The design incorporates Italian materials, chef’s kitchens, and large outdoor spaces. Planned amenities include a floating pool, wellness facilities, dockage, and a helipad. The developers intend for the project to serve as a limited-density residential building with direct bay frontage. ODP Architecture & Design is the architect.

Cove Miami is a boutique bayfront project planned as a 40-story tower at 456 NE 29th Street with approximately 116 to 134 units. Residences will range from two to four bedrooms and measure from about 1,469 to 3,068 square feet. Features include Italian cabinetry, floor-to-ceiling glazing, and private terraces. The amenity program will include a waterfront lounge, pool deck, fitness and spa areas, and resident social spaces. Delivery is being targeted for 2027. SB Development Group and Hazelton Capital Group are the developers and Kobi Karp is the architect.

Edge House is a design-forward high-rise planned by Grupo T and C with Kobi Karp serving as architect. The project calls for a fully furnished residential tower rising more than 55 stories with over 590 units. Floor plans range from studios to three-bedroom units, measuring roughly 410 to 1,242 square feet. Features include European cabinetry, Bosch appliances, furniture packages, and private terraces. Amenities will include coworking areas, a pool deck, wellness facilities, and social lounges.

Aria Reserve is approaching delivery along the Biscayne Bay waterfront. Developed by The Melo Group and designed by Arquitectonica, the project comprises two 62-story towers with one- to five-bedroom residences ranging from approximately 1,059 to 2,584 square feet. Homes include private elevator access, contemporary kitchens, deep terraces, and ceilings over 10 feet high. Amenities span waterfront pools, gardens, a recreation deck, a wellness center, and marina facilities. Completion is expected for this year.

Vida Residences is developed by Urbana Holdings and designed by Kobi Karp as a 9-story building at 410 NE 35th Terrace with furnished studios to four-bedroom layouts ranging from approximately 387 to 1,780 square feet. The interiors feature European kitchens, contemporary finishes, and integrated smart technology. A rooftop deck will include a pool, lounges, spa terraces, fitness space, and coworking areas. The project consists of a built-in rental program designed for both short-term and extended-stay use.

The EDITION Residences Edgewater is planned as a 55-story branded condominium tower at 2121 N Bayshore Drive along Biscayne Bay. Arquitectonica is the architect, and Studio Munge is handling interiors. The building will contain 185 units ranging from one to four bedrooms, spanning roughly 1,952 to 3,815 square feet. Residences feature private elevator entry, high ceilings, deep waterfront terraces, and floor-to-ceiling glass. The amenity program will adhere to EDITION’s hospitality standards, featuring wellness spaces, curated lounges, pool decks, and entertainment areas.

While certainly better projects than Related’s monstrosities built ten years ago that replaced beautiful old prewar homes for their parking garages, it is unfortunate how the Omni and Miami Herald site remain underutilized. If redeveloped, they can actually give the neighborhood a better identity than a poor man’s Brickell.
