ONE Sotheby’s International Realty has been appointed as the exclusive sales and marketing team for 9900 West, a 7-story waterfront residential development at 9900 West Bay Harbor Drive in Bay Harbor Islands. The announcement follows the tower’s recent topping off by The Horizon Group, which is overseeing the project’s construction toward an anticipated completion in Summer 2026. Frankel Benayoun Architects is the designer of the 23 unit property and Amana Construction Group is the general contractor.
Vertical construction has reached full height and the structure is now nearly 50 percent sold. The building has been conceived as a low density residential offering with private marina access and a boutique scale layout. Residences range from two to four bedrooms plus a penthouse collection, with interiors fully finished by Craft Studio.

Floor plans span from 1,202 to 3,206 square feet and feature 9 foot ceiling heights, floor to ceiling windows, and glass enclosed terraces overlooking the Indian Creek waterway. Kitchens are equipped with Miele appliances, Taj Mahal quartzite countertops, wine refrigeration, and custom Italkraft millwork. Primary suites include walk in closets and bathrooms with oak panel detailing, double showers, and floating double vanities. Select residences feature private rooftop terraces with outdoor cooking areas. ONE Sotheby’s International Realty is managing sales for the project with remaining residences priced from $3.2 million to $5.1 million.

The development incorporates over 5,000 square feet of landscaped gardens and water features designed by Geomantic Designs. A 9,000 square foot rooftop level includes a Finnish saltwater pool, spa, and lounge area overlooking the ten slip private marina and Biscayne Bay. Additional amenities include an attended lobby and concierge, a fitness center, wellness spa with sauna and cold plunge, entertainment suite with catering kitchen, children’s playroom, pet grooming room, electric vehicle charging, and valet service.

The site is located close to Bal Harbour, Surfside, and Miami Beach within a walkable residential district that includes parks, A rated schools, cultural institutions, and direct access to retail and dining options.
The Horizon Group is also planning Casa Verde as its next Bay Harbor Islands development, introducing luxury pied a terre style residences consistent with the firm’s established design approach.
