Related Group and BH Group, through their affiliate, 2001 N. Flagler Drive Owner LLC, want to transform a 0.78-acre site into a high-rise luxury tower.
The proposed tower would measure 27 stories and comprise just over 480,000 square feet of new construction. It would feature 90 condos (with the average unit spanning 3,382 square feet) and eight lower-level townhouses. The unnamed building would feature a host of on-site communal amenities, including more than 13,000 square feet of indoor offerings. There would also be a fifth-floor swimming pool and 185 parking spots.

Related Group and BH Group purchased the build site for $35 million in 2024. For the project to proceed, the pair would demolish Waterside Building, the 9.934-square-foot medical office building on the site. It was constructed in 2001.
Arquitectonica is the architect. The nationally recognized architect has many projects in its pipeline, such as One Brickell Riverfront, a dual-tower condo that recently topped out in Miami. Between its two towers, LOFTY Brickell and The Standard Residences, the venture is set to offer more than 700 residences.
