Mapletree Completes 53,995-Square-Foot Expansion at 350 Gills Drive in Orlando

Construction has been completed on the expansion of 350 Gills Drive, an industrial facility developed by Mapletree Investments in Orlando. The newly delivered addition totals 53,995 square feet and brings the overall building footprint at the site to 204,595 square feet.

The property is located approximately 10 miles south of downtown Orlando and serves as part of Mapletree’s growing industrial presence in Central Florida. The expansion was planned as a continuation of the existing facility and is intended to accommodate a range of logistics, warehousing, and light industrial uses within a submarket that has experienced sustained demand for modern distribution space.

The completed addition includes 51,977 square feet of warehouse area supported by 2,018 square feet of office space. Interior clear heights reach 32 feet, allowing for efficient vertical storage and material handling operations. Site improvements associated with the expansion include 62 parking stalls, providing additional capacity for employees and visitors while maintaining circulation throughout the property.

Sustainability and long term adaptability were incorporated into the project’s design. The expansion includes electrical infrastructure to support future electric vehicle charging installations, along with roof reinforcements designed to accommodate potential solar panel systems. Smart metering technology has also been integrated, enabling improved monitoring of energy consumption and building performance as operational needs evolve.

Construction services for the expansion were provided by ARCO Murray Construction Company in partnership with Leopardo Construction. The project team coordinated the integration of the new structure with the existing facility, aligning building systems, structural components, and site logistics to deliver a cohesive industrial campus.

Leasing for 350 Gills Drive is being managed by Lee & Associates Central Florida. With construction now complete, the expanded facility is positioned to support tenants seeking modern warehouse space with proximity to regional transportation corridors and the greater Orlando market.

Mapletree entered the U.S. market in 2014 and has since expanded its domestic holdings across multiple real estate sectors, including logistics, data centers, student housing, and multifamily assets. As of March 31, 2025, properties in the United States accounted for approximately 25 percent of the firm’s global assets under management, which totaled about $60.1 billion at that time.
