An application has been filed with the Federal Aviation Administration seeking height approval for The Gaspar, a proposed 23-story, 188-unit condominium tower designed by MGBA Architecture and developed by Berts Real Estate in partnership with Flamingo Homes. The project is planned for a triangular parcel at 1307 N Jefferson Street at the northern edge of Downtown Tampa. The 0.33-acre site is owned by 1307 N Jefferson Tampa LLC, an entity affiliated with Berts Real Estate, and is currently under review by Tampa’s Design District Review Board. Sales for the condominium are being handled by Anchor Real Estate, with interior design by Robert Bailey Interiors.
According to the FAA filing, submitted on January 5, the tower is proposed to rise 282 feet from ground level, or 302 feet above mean sea level. The application lists Bruce Strebinger, co-founder and CEO of Berts Real Estate, as the applicant and remains under FAA review. The proposed height is consistent with earlier reporting covered in September of last year, which indicated a maximum structural height of approximately 281 feet.

Architectural plans describe a contemporary residential tower featuring extensive balconies and a façade composed of frosted glass elements paired with a gray-and-white color palette. The residential program includes a mix of studio, one-, two-, three-, and four-bedroom units.
The podium and ground floor are proposed to incorporate 2,424 square feet of commercial space and 5,327 square feet of office space. Parking provisions include 91 vehicular spaces and 72 bicycle spaces integrated into the development. The project plans to utilize a parking elevator system to accommodate vehicular parking within the constrained site.

The project name, The Gaspar, references Gasparilla, Tampa’s annual pirate-themed festival that dates back to 1904 and commemorates the legendary figure José Gaspar. The event is one of the city’s most established cultural traditions and is known for its parades and maritime-themed celebrations. The naming is intended to acknowledge the longstanding association between the festival and Tampa’s local history.

While the FAA height application has been submitted, an exact construction timeline has not yet been established, nor have construction permits or tower crane permits been filed. Review by the Design District Review Board remains ongoing, with additional approvals required before construction can begin.
