PMG Secures $115 Million Construction Loan for Sage Intracoastal Residences at 900 Intracoastal Drive in Fort Lauderdale

Property Markets Group has secured a $115 million construction loan for Sage Intracoastal Residences Fort Lauderdale, a 28-story boutique condominium tower currently under construction along the Intracoastal Waterway. The project, which recently broke ground, is located at 900 Intracoastal Drive and is scheduled for completion in late 2027.

Financing was provided by GoldenTree Asset Management. The transaction was led by PMG’s Capital Markets team, including Andrew Warman, Jonathan Blank, and Paton Marion, in coordination with in-house counsel Lowell Plotkin, Lindsay Davis, and Scott Buscemi. Saul Ewing served as PMG’s transactional counsel, while Gibson Dunn represented GoldenTree Asset Management.

Sage Intracoastal Residences Fort Lauderdale will rise 28 stories and contain 44 condominium residences. The site spans approximately 200 linear feet along the Intracoastal Waterway, with views oriented toward both the Intracoastal and the Atlantic Ocean. Sightlines are protected by the adjacent Bonnet House Museum & Gardens, preserving long-term view corridors.

The building is designed by Fort Lauderdale-based FSMY Architects, with interior design by BAMO. Residences will be configured with two units per floor and offer two-, three-, and four-bedroom layouts starting at 2,767 square feet. Ceiling heights will reach 10 feet in standard residences, with increased heights in penthouse units. Each residence will feature expansive terraces oriented toward the water.

Interior specifications include Italian kitchen cabinetry designed by BAMO, floor-to-ceiling impact-resistant glazing, smart home systems, custom Italian doors, high-end appliances, and integrated bar areas within primary bedrooms. The Sage Penthouse Collection will include private rooftop spaces with summer kitchens and plunge pools.

The development will provide more than 19,000 square feet of indoor and outdoor amenity space. Planned amenities include a full-service wellness spa with steam, sauna, and cold plunge facilities, private treatment rooms, locker rooms, and relaxation areas. Additional wellness-focused spaces include a fitness studio, movement studio, yoga lawn, and outdoor recreation areas. Exterior amenities will include a waterfront pool deck, jacuzzi, lounge areas, cabanas, grilling and dining spaces, and water-facing social areas. Interior amenities will also include a golf simulator.

Resident services will include a private porte-cochère with 24-hour valet, concierge services, package handling, sports equipment storage, bicycles, pet facilities, and semi-private elevators with private elevator foyers serving each residence. The building will also incorporate smart-building technology throughout.

PMG Residential is overseeing sales for the project, with Jaime Cristancho and Laura San Jose representing the development. The sales gallery is open by appointment.
