Three developers have joined forces to produce a multi-family housing community in Broward County.
The Caroline at Sunrise is set to comprise 452 residences in a garden-style setting. More specifically, it will feature 412 apartments in eight, four-story buildings and 40 townhomes in six, three-story buildings. PR Newswire calls the project “an amenity-rich community offering flexible, thoughtfully designed living spaces designed to meet a range of lifestyles and resident needs.”
Communal amenities would include a host of indoor and outdoor offerings, including a fitness center, swimming pool, and two-story clubhouse. The Caroline at Sunrise will also have pet-centered amenities, such as a dog park and washing station.

Rockpoint, The Morgan Group, and Humbold Real Estate Ventures have teamed up on the project. This past December, the South Florida Business Journal reported that Rockpoint Group acquired the 21.2-acre site for $26.21 million and also secured an $111 million construction loan. Construction is set to start within the next few months, with the first homes scheduled for delivery in 2027.
This isn’t the first time a developer has proposed apartments on the site. In 2021, Florida YIMBY reported that The Morgan Group wanted to proceed with “Pearl Sunrise,” which would offer some workforce housing. Those plans never came to fruition.
The Caroline at Sunrise is planned for 3363 N Pine Island Rd, Sunrise, FL, 33351, in Broward County.
