AvalonBay Communities Files Plans for 111-Foot-Tall ‘Kanso Coral Way’ at 2340 SW 32nd Avenue in Miami

A new multifamily development has been proposed for 2340 SW 32nd Avenue in Miami, where AvalonBay Communities has submitted plans for Kanso Coral Way, an eight-story apartment building designed by Baker Barrios Architects. The proposal is set for review by the City of Miami Urban Development Review Board on February 18, 2026.

The project would rise approximately 111 feet and encompass 302,420 square feet. Plans call for 166 residential units distributed across a stepped massing strategy that responds to the site’s dual zoning designations. The 1.6-acre assemblage spans six parcels between Southwest 23rd Street and Southwest 23rd Terrace, just north of Coral Gables. One of the lots is currently occupied by a former wedding hall. Public records indicate AvalonBay acquired the properties for more than $11 million in late 2025.

The building’s height and form are shaped by adjacency to lower-scale residential properties along the western edge. That portion of the structure transitions to three stories, while the primary eastern volume rises to eight stories. Although classified as eight stories under zoning, the inclusion of mezzanine levels results in a total of ten floors at the building’s tallest point.

The residential program includes 21 studios, 75 one-bedroom units, 39 two-bedroom units, 18 one-bedroom lofts, 5 two-bedroom lofts, and 8 three-bedroom residences. Unit sizes range from approximately 542 square feet to 1,808 square feet.

Parking would total 242 spaces, including 242 spaces within a podium structure and on-street supply. Under Miami’s parking requirements, 264 spaces would typically be required, calculated at 1.5 spaces per dwelling unit plus one visitor space per 10 units. The applicant is seeking a 10% reduction in parking.

While the project does not include ground-floor retail, plans incorporate widened sidewalks and additional landscaping improvements along the main frontage to enhance pedestrian conditions. The structured parking is largely concealed by residential units lining the podium’s perimeter.

Elevations depict a Mediterranean-inspired exterior articulated with recessed balconies and layered volumes. Materials include smooth stucco, coral stone cladding, aluminum railings, and aluminum louvers in an earth-toned palette of tan and dark brown.

The site was previously approved for a separate proposal, Renaissance at the Gables, which received Urban Development Review Board approval for a 102-foot-tall building with 269 units and 113 parking spaces. That development did not advance beyond the entitlement phase.
