Delano Residences Miami Announced as 90-Story, 985-Foot Supertall on Biscayne Boulevard

Ennismore and Property Markets Group have announced Delano Residences Miami, a proposed 90-story, 985-foot-tall supertall tower planned for Downtown Miami along Biscayne Boulevard. Designed by Carlos Ott in collaboration with CUBE 3, with interiors by Meyer Davis, the development will contain 421 residential units and will mark the first-ever Delano-branded residential property, as well as PMG’s second supertall tower in the city. The project site sits one block north of the under-construction Waldorf Astoria Hotel & Residences Miami.

According to the development team, the structure will rise to 985 feet at its highest point, placing it just above the 984-foot threshold that defines a supertall building under the Council on Tall Buildings and Urban Habitat’s criteria. By comparison, Waldorf Astoria Hotel & Residences Miami is set to top out at 1,049 feet.

Renderings depict a slender, highly reflective tower rising with a continuous glass curtain wall system that emphasizes verticality and taper. The tower’s overall massing suggests a streamlined, canoe-like silhouette, while the crown transitions into a tapered, blade-like form defined by inward curvature and layered glazing that appears to peel away from the core. As the structure ascends, the facade subtly tightens and narrows, culminating in a sculpted summit where sheets of reflective glass separate from the primary volume to reveal recessed terraces and structural framing beneath. This treatment gives the crown dimensional depth and visual lightness, distinguishing it from the flat rooflines and stepped mechanical caps typical of Miami’s existing high-rise inventory.

When viewed alongside the modular stacked volumes of the neighboring Waldorf Astoria, the contrast is pronounced. While Waldorf reads as a vertical composition of offset blocks, Delano presents a continuous, curved silhouette defined by taper and reflective surface articulation rather than segmented massing.

Residential layouts will range from studios to three-bedroom units. Interiors are planned to include custom kitchen cabinetry fabricated by Italkraft, integrated Sub-Zero and Wolf appliance packages, custom bathroom cabinetry and countertops, Waterworks fixtures, and fully built-out closets. Smart home systems and contemporary lighting schemes are also planned throughout the residences.

Among the signature amenities is South Florida’s first public observation floor, positioned approximately 850 feet above ground level and featuring a cantilevered glass deck overlooking Downtown Miami and the Atlantic Ocean. The development will also include Cafe Delano, an all-day signature restaurant, a sky restaurant, and the legendary Delano Rose Bar, reimagined from the original Delano Miami Beach property and positioned high above the skyline.

Additional amenity spaces are planned to include the Delano Members’ Club with cultural programming, a resort-style pool deck with a wraparound pool and bar, and a Sky Pool located approximately 800 feet above the city. The wellness component, branded as The Source by Delano, is expected to feature treatment rooms, sauna, steam rooms, a cold plunge, private lockers, and a state-of-the-art fitness center with movement studio.

The project will be supported by Accor One Living, which will provide development and operational oversight for the branded residential component. Through the Accor Ownership Benefits Program, owners will have access to benefits tied to the ALL Accor loyalty program, including preferred rates and recognition across Accor and Ennismore properties worldwide.

Core services are planned to include 24-hour reception and doormen, valet parking, security, access-controlled entry points, mail and package storage, and owner concierge services. Optional services are expected to include in-residence housekeeping, dry cleaning and laundry, pet services, and a maintenance program for owners while away.

Sales are slated to commence in March, with PMG Residential exclusively representing the sales program. Residences are expected to begin at $800,000.

With its proposed 985-foot height and sculptural crown, Delano Residences Miami would introduce another supertall profile to Biscayne Boulevard as vertical development activity continues across Downtown Miami.

    • But will it be a public observation deck, or will that be one of the many amenities for residents, as written here?

      • It is listed as a public observation deck. PMGdevelopment has a photo caption on instagram claiming a public observation floor with the Delano Rose bar on the deck rendering.
