Vista Residential Partners is one step closer to building River Vista, a workforce housing development in Tampa. The firm recently secured a $19 million loan to help fund the project. Crow Holdings Capital was the lender; JLL Capital helped broker the deal.
River Vista is set to comprise ten three-story buildings, featuring a total of 268 apartments. Layouts would span one-bedroom to three-bedroom models, with most units averaging around 990 square feet. In total, River Vista would comprise 265,096 square feet of rentable space.

In-unit amenities include stainless steel appliances, quartz countertops, and plank wood flooring. Communal amenities would include (but aren’t limited to) a fitness center, co-working space, and clubrooms. The community would also feature a pet-friendly aspect, such as a dog park and spa.
At the time of publication, Vista Residential Partners had not publicly shared an anticipated construction timeline or the project’s estimated cost. It also hadn’t named the affordability threshold. The Tampa Bay Chamber defines workforce housing as housing reserved for individuals earning between 80 to 120 percent of the area median income (AMI).
River Vista is set for 4504 Clewis Ave., Tampa, Florida, 33610, in Hillsborough County. The site, which overlooks the Hillsborough River, is currently undeveloped.
