Codina Partners Tops Out 7-Story, 405-Unit ‘Sevilla’ at Downtown Doral

Codina Partners has topped off Sevilla at Downtown Doral, a seven-story, 405-unit residential tower located at the corner of Northwest 53rd Street and Northwest 52nd Terrace in Doral, Florida. The milestone marks the completion of vertical construction on the mid-rise development, which is rising on a 4.2-acre parcel within the 250-acre mixed-use Downtown Doral community. Codina Partners is developing the project in collaboration with ANF Group and MSA Architects.

“The topping off of Sevilla marks an important achievement driven by the collective efforts of the development and construction teams,” said Ana-Marie Codina, CEO of Codina Partners, the developers of Downtown Doral. “As the project advances, we remain focused on delivering a life-style focused residential experience that matches the market’s demand.”

To finance construction, Codina Partners secured a $100 million loan provided by Regions Bank, which funded 65 percent of the capital stack, in conjunction with Ocean Bank, which provided the remaining 35 percent.

Sevilla will introduce a mix of one-, two-, and three-bedroom residences ranging in size from 720 to 1,708 square feet. The development will also contain more than 15,800 square feet of common areas and amenity space. Planned features include a resort-style pool deck with a beach-entry pool, private cabanas, barbecue stations, and outdoor lounge areas. Additional outdoor spaces will include a zen courtyard and a dog park. A rooftop wellness deck is planned with pickleball courts, a yoga yard, a walking path, and seating areas.

Indoor amenities will consist of a club room and lounge, a two-story fitness center, and a dedicated ride-share lobby.

The property is situated within walking distance of Downtown Doral’s retail and dining offerings and is one block from UHealth’s new 150,000-square-foot Ambulatory Center, which provides outpatient medical services.

Pre-leasing is expected to begin in late 2026. The project will be delivered in two phases, with initial move-ins anticipated in the first quarter of 2027 and full completion scheduled for the third quarter of 2027.

Upon completion, Sevilla will be managed by Codina Partners’ Multi-Family Property Management Division, the firm’s in-house platform launched in 2025 to oversee operations across its residential portfolio.
