Construction is underway on Miami Starlite, a 39-story residential tower in Brickell being developed by Focus and Group Fox Management and designed by Gensler. The project will rise on the former Miami Starlite Motel property at 128 Southwest 7th Street, where Suffolk Construction recently confirmed that they broke ground in January and has already advanced through several early foundation milestones.
According to a recent LinkedIn post from Suffolk, crews have completed test piles, started production piles, and installed both permanent and temporary wells as work moves deeper into the foundation phase. Additional team members involved in the early stages of construction include Keller, which has begun pile work, Langan Engineering & Environmental Services as geotechnical engineer, and Fenagh Engineering and Testing, which is handling materials testing along with threshold and special inspections.

Miami Starlite is planned to rise 39 stories and yield 517 residential units. The tower is expected to span approximately 800,000 square feet and will bring a substantial new housing component to the western edge of Brickell near the Miami River corridor. The development will also include roughly 16,000 square feet of indoor amenities, with features such as a modern lobby, coworking spaces, a fitness center, dedicated pet amenities, multiple pools, and expansive outdoor lounges.

Renderings associated with the project depict a contemporary tower defined by rounded floor plates, horizontal balcony lines, and a podium topped with a landscaped amenity deck. The amenity deck is shown with a resort-style pool, dense planting, shaded seating areas, and an elevated outdoor environment overlooking the neighborhood.

The project is one of several large-scale residential developments continuing to push westward within Brickell, where former low-rise properties are increasingly giving way to taller mixed-use and multifamily construction. With piling operations now underway and foundation activity progressing, Miami Starlite has entered the first visible stage of vertical development.
