Related Group and BH Group have secured $360 million in construction financing from Tyko Capital for Icon Beach Waterfront Residences, a planned 38-story condominium tower along South Ocean Drive in Hollywood Beach. Designed by Cohen Freedman Encinosa & Associates, with interiors by Meyer Davis and landscape architecture by Witkin Hults + Partners, the development is planned to contain 350 waterfront residences with access to an on-site marina and full-service beach club. Construction is expected to begin in May, with completion anticipated in 2028.
Set along Hollywood’s waterfront between the Atlantic Ocean and the Intracoastal Waterway, Icon Beach will include one- to three-bedroom residences ranging from 948 to 2,580 square feet. The development is being advanced by Related Group and BH Group in one of South Florida’s active coastal residential markets, with the financing marking a key step ahead of vertical construction.m

Residential layouts are planned with open-concept interiors, floor-to-ceiling windows, sliding glass doors, and private balconies oriented toward water views. Primary suites will include walk-in closets and bathrooms with soaking tubs and fixtures by Kohler and Hansgrohe. Kitchens are planned with custom Italian cabinetry, islands, imported porcelain countertops in two finish schemes, and appliances by Bosch and Thermador.

The project’s amenity program is expected to span 40,000 square feet. Planned components include an indoor-outdoor health club, spa and wellness areas, a resort-style pool with sun shelf, private cabanas, hot tub, cold plunge, outdoor cinema, yoga garden, summer kitchens, waterfront event space, and a gourmet café. Common areas are also planned to feature works from the Jorge M. Pérez Contemporary Art Collection.
