Construction Advances Across Phase 2 of Gasworx’s Eastern Parcels in Ybor City, Tampa

Construction is advancing on Phase 2 of Gasworx in Ybor City in Tampa, where three buildings totaling 516 residential units, approximately 108,000 square feet of office space, and more than 58,000 square feet of retail and marketplace space are being developed across the project’s eastern parcels E1, E2, and E3. The 50-acre revitalization is being led by Kettler in partnership with Darryl Shaw and PPF Real Estate, and will introduce 6-million square foot of mixed-use space including thousands of residential units, new office and retail space, a public park, pedestrian-oriented streets, and a new TECO Line Streetcar System stop.

On Site E1, Moss & Associates (Moss) is constructing Olivette, a 10-story residential building located near the district’s new park, planned streetcar stop, and Paseo retail corridor. The reinforced concrete superstructure is nearing top-out, with framing and window installation underway across multiple upper levels. Upon completion, Olivette will yield 376 residential units, two seventh-floor amenity courtyards, a rooftop pool, and a listening lounge, along with approximately 28,000 square feet of ground-floor retail space. Completion is expected in summer 2027. The building’s name references the steamship Olivette, part of Henry Plant’s fleet that once connected Tampa and Havana.

On Site E2, the Class A office building is nearing completion of its exterior enclosure. Also being constructed by Moss, the 6-story structure will serve as the future headquarters for Grow Financial. Curtain wall installation and glazing now cover most elevations. The façade appears to utilize a unitized system in which the window assemblies and surrounding panels are installed as a single module, forming a repetitive grid of punched openings in a muted green finish with arched head detailing. The building will deliver approximately 108,000 square feet of office space and 12,000 square feet of retail. Adjacent to the office tower, a low-rise industrial structure with a curved roof is being preserved and converted into a 28,000-square-foot marketplace, with an opening targeted for early 2027. Work is also underway on the nearly one-acre Gasworx Park, located directly in front of the marketplace.

On Site E3, CBG Building Company is constructing The Luisa, a 5-story mixed-use residential building. The structure has topped out and is now structurally complete, with framing installation and interior buildout underway. The building will yield 140 residential units, including studios, junior one-bedroom, and two-bedroom layouts, as well as short-term rental units. Approximately 18,000 square feet of ground-floor retail space is planned, with Duckweed Urban Grocery confirmed as a tenant. Completion is expected in spring 2027. The building is named in honor of Luisa Capetillo, the only documented female lector in Ybor City’s cigar factories.

Earlier components of Gasworx have already been delivered and are now operational. La Unión Residences and Social Hall, a 317-unit building, was completed in 2024. The Stevedore, a seven-story mixed-use building with 390 residential units and 9,700 square feet of retail, officially opened to residents on April 1, 2026 and is currently leasing.

Ongoing infrastructure work includes development of the Paseo, a pedestrian-oriented retail corridor linking the marketplace to surrounding residential blocks, as well as continued realignment of the TECO Line Streetcar System to accommodate a new station within the district. Additional site preparation for future phases is expected to begin later this year.

Upon full buildout, Gasworx is planned to deliver more than 5,000 residential units, over 500,000 square feet of office space, and approximately 150,000 square feet of retail, continuing the expansion of Ybor City toward Downtown Tampa and the Channel District.

      So glad to see Tampa’s downtown core “growing up”, literally and figuratively. Love the architectural details, scale, and layout of this terrific project. Love that new office building! It’s like a replica of a prewar town in its mixed use set-up, but within the scope of a large city. Very unique from Water Street. This is helping create a great tapestry of beautiful new neighborhoods in Tampa.

    • I agree! Happy to see Tampa “growing up” literally and figuratively. Love the small, prewar town, mixed use concept of this project. Beautiful design, scale, and layout. So unique from Water Street, which I also love. There is a great tapestry of new neighborhoods in Tampa that will make it a truly special place! Plus, love the photography! Great looking office building, too.
