Developer Proposes Nine-Story Condo for Vacant Site at 375 E Royal Palm Rd, Boca Raton, FL

An affiliate of Sobel Co. has proposed plans for a multi-family development in Palm Beach County.

Latest plans for the unnamed project show a nine-story condo featuring 82 units. Floorplans would average around 2,340 square feet, and residents would have access to a full suite of on-site amenities, such as a rooftop resort-style swimming pool. Additionally, plans call for a 148-spot parking garage.

In total, the mid-rise project would require 222,188 square feet of new construction. It would occupy a 1.17-acre site that the developer purchased for a combined $30.1 million in late 2025. Google Earth shows that the parcel is vacant.

GarciaStromberg is the architect. The West Palm Beach-based firm also partnered with Sobel Co. on a four-tower, mixed-use venture in Riviera Beach.

This isn’t the first time that a project has been proposed for the site. In 2017, the undeveloped property was approved for 193 assisted living beds – then downgraded to 161 in 2021 – but plans didn’t come to fruition.

The nine-story, 82-unit condo is currently in its initial review stages. If approved, it would be located at 375 E Royal Palm Rd, Boca Raton, FL, 33432, in Palm Beach County.

I’ve been following the developments at 375 E Royal Palm Rd since the previous assisted living plans fell through, and while a nine-story condo seems like a better fit for the site, I’m curious about the financial transparency of these newer joint ventures. Given the high entry price the developers paid in 2025, has anyone seen a detailed risk assessment or a background audit on the stakeholders involved, similar to the verification standards used for international operators to ensure regulatory compliance? I want to make sure this project actually reaches the finish line this time without the downgrades we saw in 2021.

  2. There’s already too much traffic, too many cement block buildings and too much density. The condos that have been built around Boca Resort golf course in last 8 years are not close to being 50% occupied. Another block of cement would ruin the neighborhood!
