Construction is progressing on South Pointe Vista II, an affordable housing development located in Goulds in South Miami-Dade County. The project is being developed by McDowell Housing Partners in partnership with ANF Group, Inc., and is advancing toward completion later this fall following the successful completion of its structural phase.
The update was recently shared in a LinkedIn post by Jessie Reyes, the Senior Vice President of Construction overseeing project delivery for the firm, who noted that the superstructure phase has wrapped up and that crews have transitioned into interior buildout. Work is now focused on framing, mechanical systems, and finish installation across the residential floors.
South Pointe Vista II is a $60 million development financed through a combination of 4 percent Low-Income Housing Tax Credits, Miami-Dade County Housing Finance Authority bonds, and SAIL and ELI funding sources. The project will deliver 208 affordable rental units designated for households earning between 30 and 70 percent of the Area Median Income. Construction is expected to conclude in the third quarter of 2026.

The development consists of a single 12-story, elevator-served residential building. Units will include a mix of one- and two-bedroom layouts featuring granite countertops, tile backsplashes, luxury vinyl plank flooring, walk-in closets, and in-unit washers and dryers.
Residents will have access to a range of amenities, including a fully equipped fitness center, social room, media center, and cyber café. Additional outdoor and recreational amenities, including a bocce ball court, are located within the adjacent Phase I building, which delivered 124 units last year.
The broader project team includes REPRTWAR and Ballbe & Associates, Inc.. Construction began in the fourth quarter of 2024 and continues to progress through interior buildout as the project moves toward completion.
