Kolter Group Proposes Two-Phase ‘Alton Seminole’ for Sanford, FL

Delray Beach-based Kolter Group has filed plans for another project under the Alton banner in Sanford.

Alton Seminole is set to feature 510 residences in two phases. The first phase would comprise 270 apartments: 180 in three four-story buildings and another 90 units in three three-story buildings. In the initial phase, the average home would measure 966 square feet.

The second phase would feature a total of 240 units: 180 units in three four-story buildings and another 60 units in two three-story buildings. Residences in this phase would average around 958 square feet.

The Kolter Group is filing plans for Alton Seminole under the Live Local Act to gain various boosts and incentives. To qualify for benefits under the Act, at least 40 percent of a project’s residences must be designated as workforce housing for households earning up to 120 percent of the area median income (AMI).

Communal amenities at Alton Seminole would include a swimming pool, dog park/spa, and recreational trails. There would also be an on-site 6,000-square-foot clubhouse. As noted, The Kolter Group is the developer.

The firm has many unfolding projects in its pipeline, one of which is Alton Oldsmar, a venture Florida YIMBY shared in early March. Alton Oldsmar would replace the Oldsmar Flea Market in Pinellas County with 279 apartments and some retail. At the time of our report, the developer had not yet started the permitting process.
