Construction has broken ground on Miramar Cove, a 125-acre mixed-use waterfront development at 2800 Executive Way in Miramar, Florida. Developed by Stiles for Sunbeam Properties & Development, the master-planned project will yield 2,874 residences, 400,000 square feet of retail space, 125,000 square feet of Class A office space, and a 185-key hotel centered around a 5.5-acre manmade waterfront basin.
The groundbreaking ceremony took place on May 27 and marks the start of work on the expansive site near the intersection of Miramar Parkway and Red Road, one block west of the Florida Turnpike and adjacent to the Miramar Park of Commerce. The project is planned as a pedestrian-oriented mixed-use district centered around a large inland waterfront environment.
The defining feature of Miramar Cove will be its 5.5-acre basin containing translucent blue water surrounded by restaurants, retail space, residential buildings, office components, hospitality uses, and pedestrian promenades. According to the development team, more than 40 acres of the property will be dedicated to parks, water features, trails, and open space. The basin technology is also utilized at projects including Monaco Yacht Club in Miami Beach, The Strand in Turks & Caicos, and Royal Caribbean’s Hideaway Beach at CocoCay in the Bahamas.
The residential component will introduce 2,874 contemporary-style homes integrated throughout the site in a walkable layout. Retail space will total approximately 400,000 square feet and will be anchored by a 35,000-square-foot grocery store. The office component will encompass 125,000 square feet of Class A workspace, while the hotel portion will introduce 185 guest rooms.
Plans also include a waterfront entertainment district with dining and gathering spaces oriented around the basin, a private beach club for residents, approximately five miles of walking paths, and connections to Founders Park’s 10 acres of green space and The Estuary’s 25 acres of natural trails.
The project site sits adjacent to Sunbeam’s Miramar Park of Commerce, one of South Florida’s major business hubs, home to more than 15,000 employees across 165 national and international companies. The area around Miramar Cove has a population of nearly 477,000 residents, with an average household income exceeding $109,000. The development is located at the intersection of Miramar Parkway and Red Road, one block from the Florida Turnpike and minutes from Hard Rock Stadium, which hosts more than 100 events annually.
A grand opening for Miramar Cove is planned for the fourth quarter of 2028.
