25-Story Mixed-Use Tower to Feature Workforce Housing at 120 S Dixie Hwy, West Palm Beach, FL

A high-rise residential building with some workforce housing has been proposed for West Palm Beach.

The unnamed venture, proposed by tech mogul Jeff Greene, would soar 25 stories above grade and feature 399 apartments – 40 percent of which (about 160) would be designated for households earning at or below 120 percent of the area median income (AMI). At the time of publication, Palm Beach County’s AMI was $104,000 annually. Residences would span studio to three-bedroom units, measuring 505 to 1,320 square feet.

The workforce housing units would occupy floors two through four and floors six through 11, while the remaining at-market-rate units would occupy floors 12 through 25. Communal amenities would mostly be centered on the tower’s fifth floor and feature a swimming pool, fitness center, and grilling stations, along with other offerings. In addition to the residential aspect, plans call for about 7,550 square feet of retail and 236 parking spots.

Nexus Systems and Carlo Ratti Associati are part of the development team. The pair intend to use pre-fabricated timber models to help speed construction, along with minimize construction costs.

The West Palm Beach Plans & Plats Review Committee considered plans for the project on May 14th; the developer must accommodate various changes before the start of construction. The 399-unit development would span multiple addresses, one of which being 120 S Dixie Hwy, West Palm Beach, FL, 33401, in Palm Beach County.
