Construction has started on a community with affordable housing in Boca Raton.
The Nuvo Midtown Boca apartments is set to measure six stories above grade and feature 294 homes. Fifteen percent of those units (about 44) will be designated as workforce housing, reserved for households earning up to 120 percent of the area median income (AMI).
The amount of available workforce housing units differs from most projects filed under the Live Local Act; the Act specifies that to qualify for certain incentives, a project must have at least 40 percent of its units designated as affordable housing. Local Boca Raton laws have allowed for an exception in this case.

Communal amenities at Nuvo Midtown Boca apartments will include a swimming pool and deck, pickleball court, and rooftop dining terrace. Additionally, residents would have access to a five-story parking garage.
North American Development Group is the developer. The West Palm Beach-based firm secured a $105.47 million construction loan to help fund the project. It purchased the project’s 6.79-acre build site for $21.17 million in late 2025.
Moss & Associates is the general contractor. Bizi Arq designed Nuvo Midtown Boca. The six-story project is set for 1850 N. Military Trail, Boca Raton, Florida, 33431, in Palm Beach County.
