Plans have been revealed for Lilli, a 53-story waterfront condominium tower at 717 NE 27th Street in Miami’s Edgewater neighborhood. Developed by OKO Group, the project is designed by Adrian Smith + Gordon Gill Architecture and will yield 117 condominium residences overlooking Biscayne Bay. The 636-foot-tall tower is planned to contain around 360,679 square feet of space on a 0.63-acre site along the waterfront north of Missoni Baia and is among the final major undeveloped bayfront parcels in Edgewater. Lilli would replace a six-story, 30-unit residential building completed in 2004.
The development will contain a mix of one-bedroom residences through penthouse layouts nearing 7,000 square feet in size. Ceiling heights will reach up to 12 feet, while interiors are planned to feature custom millwork, marble finishes, Gaggenau appliances, floor-to-ceiling glass, and oversized private terraces designed as outdoor living spaces. Residences will overlook Biscayne Bay, Miami Beach, and the Downtown Miami skyline. Pricing for homes is expected to begin at approximately $1.65 million.

Renderings depict a slender tower defined by a fluid, curvilinear form, with softly rounded corners and articulated balcony elements that create varied shadow lines across the facade. The podium incorporates double-height glazing, fluted paneling, and landscaped outdoor spaces. The architecture shares similarities with Una Residences in Brickell, another collaboration between OKO Group and Adrian Smith + Gordon Gill Architecture, with rounded balcony edges, floor-to-ceiling glazing, and curvilinear massing oriented toward the water.

Amenities will be organized around four “living pillars” described as movement, recovery, nourishment, and connection. Planned features include a waterfront garden, infrared saunas, cold plunge pools, a treatment room, a movement studio, and a rooftop saltwater pool. The building will also include a dedicated lifestyle and wellness director with programming centered around longevity and wellness-oriented living. Residents will additionally have direct access to the Baywalk linking the property with surrounding portions of the Edgewater waterfront corridor.

County records list 720 NE Street Propco LLC as the owner of the site, an entity affiliated with OKO Group that lists Francis H. Scola III as manager. Scola serves as chief investment officer of OKO Group. The entity acquired the property in November 2016 for $54 million from ACU Holdings Inc. as part of a transaction that also included seven additional parcels across the street between Missoni Baia and the Lilli site. Florida YIMBY previously covered FAA filings submitted for the site in May 2023, foreshadowing plans for the tower.
The project marks the latest Miami development from OKO Group, led by Aman owner and CEO Vlad Doronin. The company’s portfolio also includes 830 Brickell, Aman Miami Beach, Aman New York within the Crown Building, and the planned One Beverly Hills master plan in California.

Interesting on how they don’t show the facade visible from Biscayne Boulevard… probably another bald spot of dimly-lit fire escapes. Where’s the parking garage? Is it going to span another block and destroy more beautiful pre-war structures?
