Rezoning Application Filed For Phase 1 Of $295 Million Poinciana Redevelopment at 7200 NW 22nd Avenue In Gladeview

A pre-application filed on May 7, 2026 seeks an industrial rezoning for a 13.77-acre property at 7200 NW 22nd Avenue in the Gladeview area of unincorporated Miami-Dade County, marking another advancement for the broader Poinciana redevelopment initiative led by SG Poinciana Ventures LLC. The application requests a zoning change to permit the development of a logistics center adjacent to the Florida East Coast Railway corridor and references the developers’ broader June 2025 proposal to Miami-Dade County, an approximately $295 million initiative planned across roughly 37 acres associated with the long-vacant Poinciana Industrial Park properties that would combine affordable and mixed-income housing with industrial, retail, healthcare, and workforce development components.

The property consists of approximately 600,022 square feet of vacant land located along NW 71st Street between NW 22nd Avenue and NW 23rd Court, immediately south of the Florida East Coast Railway tracks and next to Gwen Cherry Park.

The proposal is planned in three phases across two primary development zones. The industrial component would rise on the 7200 NW 22nd Avenue site, while the residential portions would span approximately 23.8 acres across 18 vacant parcels extending north toward NW 79th Street between NW 22nd Avenue and NW 27th Avenue.

Phase 1 is planned to include 155 affordable senior housing units for residents earning up to 60 percent of area median income, alongside a 251,000-square-foot warehouse facility tied to MedLog, the logistics division of Mediterranean Shipping Company. Plans also call for the expansion of the Frederica Wilson Community Health Center and additional retail space. According to the filing, the logistics center is projected to support approximately 300 jobs and include a permanent training program intended for future residents and surrounding community members.

The second phase is planned to include 175 mixed-income residential units targeting households earning between 60 percent and 120 percent of area median income, in addition to approximately 110,000 square feet of small-bay industrial space.

The third phase would introduce 479 mixed-income residential units for households earning between 40 percent and 120 percent of area median income, along with another 110,000 square feet of industrial space, 4,000 square feet of retail space, and a 15,000-square-foot hospitality employee training center for Unite Here! Local 355.

Public records indicate SG Poinciana Ventures LLC is affiliated with entities tied to developer Michael Swerdlow, Stephen Garchik of SJM Partners, and Alben Duffie. Mediterranean Shipping Co. is the partner tied to the logistics and industrial portions of the project.

The filing states that the logistics center is intended to support future residential development within the broader Poinciana initiative rather than replace housing uses.

  2. Well it looks great, but frankly should be all ages entirely. Hopefully they build the units, and just the warehouses and then bait and switch for more warehouses.
