Construction is slated to start this summer on a mixed-use housing project in Boynton Beach.
The Pierce has been in the works for more than five years, with Florida YIMBY first covering the venture in 2021. Our initial report indicated that the venture was set to include 236 apartments, half of which would be designated as workforce housing. Now, most recent plans call for 300 apartments and 17,015 square feet of retail space.
Homes at The Pierce would span one- to three-bedroom layout plans. One-hundred and fifty units would be market-rate apartments, while the remaining would be reserved for households earning 80 to 120 percent of the area median income (AMI).

Communal amenities at The Pierce are set to include a swimming pool, fitness center, dog park, and outdoor recreational areas. Additionally, there would be 587 parking spots for both residential and third-party use.
Affiliated Development is leading the venture. The Fort Lauderdale-based firm has a meeting scheduled with the Boynton Beach Community Redevelopment Agency (CRA) on June 9th. Here, Affiliated Development will ask for a revision of the existing increment revenue funding agreement.

When is it ready to rent
It is absolutely ridiculous that they are putting this stuff up in boynton beach. First of all, there are only 587 parking spaces, which is less than 2 parking spaces per unit, not to mention no additional parking spaces for the mixed-use stores on the bottom. The city has already received plenty of variances to go above the 3 stories that are allowed near this area, and have totally killed the skyline that we had of the ocean from east Boynton do not let them fool you. This is not about anything except for increased tax revenue. And they have killed our city in order to make this happen.
It is absolutely ridiculous that they are putting this stuff up in boynton beach. First of all, there are 587 parking spaces, a monstrous waste of space for a mixed use building that should ideally INCREASE walkability. Further, the city has not approved nearly enough variances for what is supposed to be our main downtown corridor to increase desperately needed housing density. A three story building with 300 units is pitiful when you consider how south Florida has become one of the most unaffordable metro areas in the country. We are not doing nearly enough to build the skyline that Boynton Beach deserves. This is not about anything except appeasing retired Nimbys that rather fight to keep their home values artificially elevated than allow any economic progress or opportunities for those younger than 65, and they have killed our city in order to make sure that happens.
