Miami Fabricators Inc. has proposed a multi-family development with workforce housing in Miami’s Brownsville neighborhood.
Model City Apartments is intended to measure six stories above grade and comprise 50 units. They will exclusively be studio and two-bedroom apartments, averaging about 435 to 869 square feet. Forty percent of the units (20) will be available to households earning at or below 120 percent of the area median income. Miami-Dade’s (AMI) was $87,200 as of May 2025, meaning that a qualifying four-person household could earn no more than $148,680 annually.

Future residents would have access to more than 2,000 square feet of amenities, including but not limited to a fitness center and co-working space. There would also be 26 surface-level parking spots. Technically, the developer doesn’t need to include any parking since the project is within walking distance of the Earlington Heights Metrorail Station.
The project’s architect, Atelier 305, describes Model City Apartments as “embrac[ing] Art as an integral component of the facade and courtyard in order to promote the cultural development of the community.” It will measure 75 feet.
If brought to fruition, Model City Apartments would span 0.46 acres. Realtor.com notes that the vacant site sold for $550,000 in 2015. The 50-unit venture is set for 2235 NW 41st Street, Miami, Florida, 33142, in Miami-Dade County.
