A small piece of land that traded hands for $10 is slated to become affordable housing in Miami’s Wynwood neighborhood. The 0.16-acre site has an estimated market value of $3.45 million, according to a report via the South Florida Business Journal.
The venture, known as The Boxer, will measure eight stories above grade and feature just 14 three-bedroom residences. Two of the homes will be designated for households earning 80 percent of the area median income (AMI); four units will be for households earning 100 percent of the AMI, and the remaining eight will be reserved for households earning up to 120 percent of the AMI. Miami-Dade County’s AMI was $87,000 as of May 2025.

In addition to the housing, The Boxer will host 4,100 square feet of retail. Cipres RE LLC, an affiliate of Miami-based Ciprés, is the developer. As part of the land deal, the firm will donate $800,000 in scholarships for County Commission District 3, which spans Wynwood, Miami Shores, and some of Brownsville.
Construction on The Boxer isn’t anticipated to start for at least another 24 months, as the developer must secure various permits, entitlements, and approvals before proceeding. The Boxer is planned for 20 N.E. 29th St., Miami, Florida, 33137, in Miami-Dade County.
