Construction has commenced on 14 ROC, a 31-story residential tower at 125 NE 14th Street in Downtown Miami. Developed by 14th Street Miami Investments, LLC, and affiliate of Russell Galbut’s GFO Investments, in partnership with Cervera Real Estate, the project will yield 283 condominium residences and is designed by RSP Architects, with interiors by March and White Design and landscape architecture by Urban Robot Associates. The development is currently reported to be approximately 50 percent sold ahead of vertical construction. Seawood Builders is the general contractor.
The tower rises on a site positioned between Downtown Miami, Edgewater, and Miami Worldcenter, within walking distance of the Adrienne Arsht Center for the Performing Arts, Pérez Art Museum Miami, and the planned The Underdeck, a proposed 33-acre public park beneath Interstate 395 and the future Signature Bridge. The property also sits near Metromover stations and the Brightline MiamiCentral transportation hub.

Architecture on 14 ROC incorporates a sculptural podium inspired by natural rock formations, creating a distinctive street presence along NE 14th Street. Residential offerings will range from studios to two-bedroom-plus-den layouts spanning 418 to 960 square feet. Units are designed with open floor plans, high ceilings, and private balconies overlooking Biscayne Bay and the Downtown skyline.

One of the project’s defining features is its short-term rental flexibility. Owners will have the option to self-manage their units or participate in an on-site rental program, reflecting a growing trend among new residential developments in Miami’s urban core.

Amenities will encompass more than 25,000 square feet across three levels. Planned facilities include a rooftop swimming pool overlooking Biscayne Bay, coworking and meeting spaces, a fitness center, yoga and wellness areas, sauna and steam rooms, game and theater rooms, a resident lounge with an open kitchen, a podcast studio, and a karaoke room.
Completion of 14 ROC is anticipated in 2028.
