Woodfield Development has secured construction financing for Sarasota Square Apartments, a 355-unit multifamily development at 8201 S. Tamiami Trail in Sarasota. The project represents the next phase in the redevelopment of the former Sarasota Square mall, a nearly 100-acre mixed-use master plan led by Torburn Partners. Construction is expected to begin this summer following a groundbreaking anticipated in the coming weeks. PNC Bank provided financing for the residential development.
Sarasota Square Apartments will occupy approximately 4.5 acres within the larger redevelopment and will rise five and six stories, yielding 355 apartment residences. Designed by Charlan Brock, with Books & Freund serving as general contractor and Shelton Taylor overseeing interior design, the community will offer one-, two-, and three-bedroom residences ranging from approximately 768 to 1,626 square feet. First occupancy is anticipated in the first quarter of 2028, with full completion expected by the fourth quarter of the year.

The financing milestone advances plans for the broader Sarasota Square redevelopment, which is planned to transform the former regional shopping mall into a mixed-use district featuring approximately 530,000 square feet of retail, restaurant, office, and commercial space alongside approximately 1,200 residential units. The project is being delivered in phases along the U.S. 41 corridor in southern Sarasota County.

This project allows us to deliver a thoughtfully designed residential community within one of the region’s most significant mixed-use destinations.”

The residential community will feature interiors with quartz countertops, stainless steel appliances, luxury vinyl plank flooring, tiled kitchen backsplashes, frameless glass shower enclosures, walk-in closets, and in-unit washers and dryers. Select residences will include private patios or balconies, while smart home technology will incorporate smart locks, digital thermostats, and gigabit Wi-Fi connectivity.
Amenities will include a resort-style swimming pool with cabanas, outdoor gathering areas, a coworking lounge, resident clubhouse, fitness center, wellness spa, golf simulator, sky lounge, gated parking, and electric vehicle charging stations.
Located along South Tamiami Trail, the development is positioned near Siesta Key, downtown Sarasota, regional healthcare and employment centers, and recreational destinations throughout Sarasota County. Construction is expected to begin this summer, with the first residents scheduled to move in during the first quarter of 2028.
