Construction has started on a low-rise development with some workforce housing in Palm Beach County.
Nuvo Delray Beach is set to measure four stories above grade and feature 476 apartments, 25 percent of which (119) will be designated for households earning within 60 to 120 percent of the area median income (AMI). Palm Beach County records share that by these parameters, income would be capped at $111,800.
Communal amenities at Nuvo Delray Beach include a fitness center, clubhouse, and swimming pool. The garden-style community will also come outfitted with 12 acres outdoor recreational space, walking trails, and a bird sanctuary.

North American Development Group (NADG) is the developer. NADG purchased the project’s 33-acre site for $41.84 million in 2022. The developer has multiple Florida-based projects under the Nuvo banner, with two communities in Boca Raton and another in Fort Lauderdale.
Verdex Construction is the general contractor. The firm intends to have the first units of Nuvo Delray Beach completed by fall 2027, about a 24-month turnaround period.
Nuvo Delray Beach will be located at 9494 Ilumina Way, Delray Beach, Florida, 33446, in Palm Beach County. It will be the first multi-family community constructed within Palm Beach’s County’s Agricultural Preserve.
