A South Florida-based developer has proposed plans for an expansive mixed-use development in one of Miami’s industrial neighborhoods.
The currently unnamed project is set to comprise three buildings. The tallest building, a 14-story tower measuring 144 feet at its highest point, would feature 317 units; another building would measure eights stories and comprise 269 units. The smallest building, a two-story townhome addition, would host 14 units.
To complement the residential aspect, plans call for 944 parking spots: 940 structured parking spots and four surface-level spots. Additional features include 4,526 square feet of retail space and various civic improvements, such as widened sidewalks and enhanced landscaping. MSA Architects designed the three-building project.

Dezer Development is leading the project. The firm has a few projects in its pipeline, one of which Florida YIMBY covered in November 2025. Bentley Residences, the first-ever Bentley-branded residential tower, started construction in Sunny Isles Beach. Upon completion, the $630 million venture will soar 61 stories and host 216 residences.
Tomorrow, the firm intends to present its latest proposal before the North Miami Planning Commission. If given the green light, the venture would need secondary approvals from the Development Review Committee and City Council.
The 600-unit development would take shape on two parcels spanning 4.4 acres, located at 1890 NE 146th St, North Miami, FL, 33181, in Miami-Dade County.
