FRP Development Corp has acquired a 24-acre site at the intersection of Southwest 202nd Avenue and Sheridan Street in Southwest Ranches, where it plans to develop Logistics Center at Southwest Ranches, a Class A logistics development capable of accommodating more than 300,000 square feet of warehouse space. Construction is expected to begin later this year, with completion anticipated in 2028.
The development is planned to provide modern logistics space designed to serve logistics, manufacturing, and regional distribution users. Building specifications will include 36-foot clear heights, dock-high loading, trailer parking, expansive truck courts, and flexible warehouse configurations.

The property was acquired through an off-market transaction. According to the developer, the site underwent a more than two-and-a-half-year entitlement process before securing the approvals necessary for development.
“South Florida remains one of the strongest industrial markets in the country, but opportunities to develop new Class A product in core locations have become increasingly scarce,” said Mark Levy, Chief Investment Officer at FRP Development Corp. “The acquisition of this site reflects our long-term strategy of investing in well-located infill markets where barriers to entry are high, and tenant demand continues to outpace supply. Southwest Ranches offers regional connectivity and limited competitive inventory, making it an ideal location for the next generation of logistics users.”
The site provides immediate access to Interstate 75, U.S. Highway 27, and Interstate 595, with connectivity to Port Everglades, Port Miami, Miami International Airport, Fort Lauderdale-Hollywood International Airport, and the Florida East Coast Railway’s intermodal network, while serving the tri-county consumer base.
Logistics Center at Southwest Ranches expands FRP Development Corp’s portfolio of industrial developments, which includes Logistics Center at 595 in Davie, Logistics Center at Lakeland in Polk County, Camp Lake Commercial Center in Minneola, Logistics Center at Delray in Palm Beach County, Logistics Center at Parsippany in New Jersey, and Logistics Center at Hamilton in New Jersey.
