Construction Begins on Alida Residences and Tribute Portfolio by Marriott Hotel in Downtown West Palm Beach

Construction has begun on Alida Residences and a Tribute Portfolio by Marriott hotel at 506 Datura Street in Downtown West Palm Beach. Designed by Corwil Architects, with interior design and branding by EoA Group, and developed by LD&D and IGEQ with capital and investment partner FrontRange Capital Partners, the approximately 350,000-square-foot transit-oriented development will include a 21-story residential building with 181 rental units and a separate 112-key hotel, marking the first Tribute Portfolio by Marriott property in West Palm Beach. Located directly adjacent to the city’s Brightline station, the development officially broke ground during a ceremony on July 17 attended by West Palm Beach Mayor Keith A. James and members of the development team.

The residential and hospitality components are being constructed as two independent buildings rather than combined within a single structure. According to the development team, the arrangement allows each property to be designed specifically for its intended use while sharing a transit-oriented site in the downtown core.

The developers assembled the three-parcel site in 2019 before advancing through a multiyear process that included rezoning, a pause during the pandemic, and a redesign. The rezoning increased the site’s floor area ratio from 2.75 to 6.5 in exchange for incorporating a hospitality component, allowing additional residential density at the transit-adjacent site.

“West Palm Beach’s downtown has experienced remarkable growth over the past decade, and projects like these are a big part of why,” said West Palm Beach Mayor Keith A. James. “Together, they bring new housing, a new hotel brand, and new retail to a corridor built around transit, which is exactly the kind of growth we want to see here. It is a meaningful commitment to the future of downtown and will contribute to its vitality for years to come.”

“Every step of this project pushed us to think more carefully about what belongs here,” said Diego Bonet, Managing Partner of LD&D. “Splitting the hotel and residences into two independent projects let each one be built for exactly what it needs to be, rather than compromising to fit a single structure. Breaking ground today is the result of years of collaboration with the city, and we’re glad to be doing it alongside Mayor James.”

Alida Residences will contain 181 rental units in studio, one-bedroom, two-bedroom, and three-bedroom configurations ranging from approximately 500 to more than 2,000 square feet. Planned amenities include wellness-oriented spaces and a pool deck on the 21st floor with views toward the Intracoastal, The Breakers, and the Atlantic Ocean.

“Alida Residences brings much-needed high-rise rental inventory to a market where demand has far outpaced supply,” said David Robertson, CEO of FrontRange Capital Partners. “Downtown West Palm Beach has seen strong office and hospitality investment, but very little new multifamily, and that gap is exactly what made this opportunity so compelling.”

The separate 112-key hotel will mark Tribute Portfolio by Marriott’s entry into the West Palm Beach market. Located across from the Brightline station near the CityPlace neighborhood, the property will be surrounded by approximately five million square feet of office space and a short distance from Vanderbilt University’s future campus. Tribute Portfolio comprises independently operated, design-driven hotels affiliated with Marriott’s global platform.

Alida Residences and the Tribute Portfolio by Marriott hotel are expected to be completed in 2028.

  1. Ugh, what a missed opportunity here. Two ugly, disjointed buildings that don’t relate to each other and are too heavy looking and unattractive. Looks like bad employee housing and what’s worse is there is no subsidized, low income or workers housing included in this mess. Wonder what the powers that be in West Palm are thinking here? Are the zoning and architectural aesthetic’s codes so weak as to allow this project to move forward in it’s current state?

    • WPB can afford to be picky when it comes to architecture of new proposals. They should demand something more elevated, design wise, than this. Esp for this location.

  2. WPB needs more street traffic, and this certainly won’t help.
