Pre-Leasing Launches For 342-Unit Lakeview At Nomi In North Miami

Pre-leasing has launched for Lakeview at Nomi, a seven-story, 342-unit mixed-income residential development at 13855 NW 17th Avenue in North Miami. Developed by Integra Investments in partnership with the City of North Miami Community Redevelopment Agency, the project is designed by Anillo Toledo Lopez Architecture and occupies a 7.6-acre site with views of two neighboring lakes. Initial move-ins are expected in November 2026.

Lakeview at Nomi will offer one-, two-, and three-bedroom apartments ranging from approximately 605 to 1,245 square feet, including select layouts with dens, as well as four live-work residences spanning approximately 1,280 to 1,915 square feet. Interiors will feature open layouts, wood-style flooring, stainless-steel appliances, and in-unit washers and dryers.

“North Miami has become an increasingly important part of Miami-Dade’s growth, and we saw an opportunity to create a community that responds to that momentum with quality housing, thoughtful design and new public green space,” said Nelson Stabile, principal at Integra Investments. “Lakeview at Nomi is designed to give residents more than a place to live; it brings together the amenities, flexibility and connectivity that are increasingly important to today’s renter, while adding something lasting to the surrounding community”

Amenities will include a swimming pool and pool deck with a summer kitchen, fitness center, coworking space, central landscaped courtyard, clubhouse with a lounge and coffee bar, playground, and enclosed dog park.

A 528-foot public linear park is planned along NW 17th Avenue, adding green space along the development’s frontage. EGS2 is serving as landscape architect.

Of the 342 residences, 34 will be offered at rents aligned with households earning 60, 70, and 80 percent of Area Median Income. The remaining units will be offered at rents aligned with households earning up to 120 percent of AMI.

Integra Build, the in-house construction arm of Integra Investments, is serving as general contractor. ID & Design International is leading interiors, Valentina Interior Design is overseeing art curation, and TRG Management will handle leasing and property management. The development is also planned to meet National Green Building Standard Silver standards.
