16-Story Mixed-Use ‘Aurevia’ to Occupy Site at 1590 NE 123rd St, North Miami, FL

On Thursday, the North Miami Planning Commission approved plans for a high-rise mixed-use project that will replace a defunct community center.

Aurevia is planned to measure 16 stories above grade and feature 225 apartments. They would measure about 515 to 1,100 square feet each (the average size spanning 776 square feet), and there would be four configurations: studio, one-bedroom, two-bedroom, and three-bedroom units.

Communal amenities at Aurevia would include (but aren’t limited to) a swimming pool and deck, fitness center, and pickleball court. Additionally, Aurevia would host 8,618 square feet of ground-floor retail, 6,553 square feet of office space on the second floor, and 316 spots in a multi-level parking garage.

1590 NE 123rd St LLC, an affiliate of ACRE Management, is the developer. The firm purchased the 0.96-acre site for $3.1 million in 2022. Vimani Design is the architect. In total, Aurevia is estimated to cost $77.4 million to complete.The 16-story Aurevia isn’t the only project unfolding in Miami-Dade County. In August, Florida YIMBY shed light on a 28-story tower by Urbania Development. It would offer 70 luxury residences.
