Caroline Pompano Beach has opened at 1200 NE 23rd Street within Pompano Citi Centre in Pompano Beach. Designed by MSA Architects and developed by Morgan with Carlyle serving as equity partner, the 352-unit apartment community comprises eight four-story buildings on the former Macy’s site and adjacent parking areas. Morgan Construction served as general contractor, with Santander providing financing.
The garden-style development sits alongside the Pompano Beach Municipal Golf Course and introduces a residential component to the shopping center, placing apartments within walking distance of its retail, dining, and services.

“Caroline Pompano Beach demonstrates how thoughtful redevelopment can create new value for a site and the community around it,” said Evan Schapiro, Vice President and East Region Development partner at Morgan. “By reimagining a vacant Macy’s and underutilized parking areas, we were able to introduce new housing, activate the shopping center, and create a community that connects residents to the retail, recreation, and lifestyle amenities that make Pompano Beach such a compelling place to live.”
Residences come in studio, one-, two-, and three-bedroom layouts. Interior finishes include flat-panel cabinetry, quartz countertops, tile backsplashes, stainless steel appliances, wood-style vinyl flooring, and under-cabinet lighting. Apartments also feature in-home washers and dryers, programmable thermostats, electronic entry locks, and closets with built-in shelving. Select units include dens or study spaces, dual bathroom vanities, separate tubs and showers, and private patios or balconies.

Indoor amenities include a co-working lounge with private offices, a conference room, and work pods; a coffee bar; a clubhouse with a catering kitchen, billiards table, and television lounge; and a fitness center with a private studio. Outdoor spaces feature a heated swimming pool with shaded cabanas, a poolside lounge with a grilling station and ping pong, and green space with additional grilling stations, seating, and lawn games. A pickleball court, play zone, dog park, dog wash, electric vehicle charging stations, and a package room with 24-hour access round out the amenities.

The property includes a 15 percent workforce-housing set-aside and is designed to achieve NGBS Green Bronze certification. Botek Thurlow Engineering served as civil engineer, and Morgan Property Management manages the community.
The clubhouse and first residences were delivered in July 2026, with initial resident move-ins beginning in September.
