Construction Anticipated for Mixed-Use ‘Marinova at Coquina Key’ at 575 45th Ave. S., St. Petersburg, Florida

A Tampa-based developer is poised to break ground on a mixed-use venture in St. Petersburg. The multi-million-dollar endeavor would transform the now-defunct Coquina Key Plaza into residences and retail.

Marinova at Coquina Key is slated to occupy a 14.5-acre site. Regarding the residential aspect: plans currently call for nine four-story multi-family buildings, which would yield a total of 456 residences. Three buildings would host 72 units, while the remaining six would feature 40 each.

Regarding the commercial aspect: Marinova at Coquina Key would have more than 20,000 square feet of retail in two buildings measuring 10,629 and 10,188 square feet. Future tenants include restaurants, boutique shops, and a pet grooming salon.

Bayline Group is the developer. The firm purchased the build site through its affiliate, SWD Coquina Key LLC, for $8.9 million in 2021. BDG Architects designed the mixed-use project. Conceptual renderings show that the retail aspect would front the residences.

NDC Construction Co. is the general contractor. Construction is anticipated to start either by the end of this year or in early 2027, according to the Tampa Bay Business Journal. Marinova at Coquina Key is planned for 575 45th Ave. S., St. Petersburg, Florida, 33705, in Pinellas County.
